Public Hearing Scheduled for Penn Property Redevelopment

Evergreene Companies plans to build 10 single-family homes on Banting Drive not far from Burke in the Braddock District.

Braddock District residents will have an opportunity to share their concerns about a rezoning application to build 10 single-family homes on Banting Drive at an upcoming public hearing scheduled for next month.

The application by Evergreene Companies to rezone the Penn Property from a residential district to a Planned Development Housing, or PDH, with three dwelling units per acre was originally filed with Fairfax County on Dec. 4.

According to a version of the application shown to residents at a community information meeting was held back in May, the homes would be 2,700 to 3,800 square feet and have 20-foot two-car garages.

Scott Adams, an attorney for McGuireWoods and a representative for Evergreene confirmed at a June 18 Braddock District Land Use Committee (BDLUC) that there would be a 30-foot hammerhead turnaround rather than a cul-de-sac at the end of the street. The three-single family homes currently on the property would be demolished.

An infiltration basin and a rain garden would be used to regulate stormwater. The system is designed to retain runoff for up to 10 years before it heads to downstream channels. A homeowners association would be created for the news homes and a 20-year escrow fund would be established to help maintain the property’s stormwater systems.

There will be a public hearing for the application in front of the Fairfax County Planning Commission on Thursday, July 18. Previously, a community information meeting was held back in May and the company also gave an initial presentation to the BDLUC in January.
